This Rental Agreement ("Agreement") is entered into between Bear Lair Vacation Rentals ("Owner") and the Guest identified on the reservation ("Guest"). By completing a reservation and/or checking into the property, Guest agrees to the following terms and conditions.

Check-in: After 4:00 PM

Check-out: By 11:00 AM

Early check-in or late check-out may be available for an additional fee if approved in advance.

Occupancy

Only registered guests may stay overnight at the property.

Maximum Occupancy:

• Oakland Bear Lair: 18 guests (fee applies for guests over the base count of 14)
• Deep Creek Lake Bear Lair: 14 guests (fee applies for guests over the base count of 10)

Unauthorized guests or exceeding the maximum occupancy may result in immediate termination of the reservation without refund.

Primary Guest

The primary guest must:

• Be at least 25 years old
• Remain at the property throughout the reservation
• Accept responsibility for all guests and visitors

Payments

Payment schedules are governed by the reservation confirmation.

Failure to make scheduled payments may result in cancellation of the reservation.

Cancellation Policy

• The cancellation policy selected at the time of booking applies.
• Reservations made through Airbnb, Vrbo, or Booking.com are subject to the cancellation policies of those platforms.
• Direct bookings through Lodgify are subject to the cancellation policy displayed during checkout.

Security Deposit & Damage

• Guests are responsible for any damage caused during their stay beyond normal wear and tear.
• Additional cleaning, repairs, missing items, or policy violations may result in additional charges.

House Rules

Guests agree to:

• No parties or events without prior written approval.
• No smoking or vaping inside the home.
• No illegal drugs.
• Observe quiet hours between 10:00 PM and 8:00 AM at Deep Creek Lake Bear Lair.
• Respect neighbors at all times.
• Follow all posted pool, hot tub, dock, and fire pit safety rules.
• No glass and no alcohol at the pool deck at Oakland Bear Lair.
• Keep exterior doors locked when away from the property.

Violation of these rules may result in immediate termination of the reservation without refund.

Pets

Pets are welcome only if included on the reservation and any applicable pet fees have been paid.

Guests agree to:

• Clean up after pets.
• Keep pets off furniture unless protected.
• Keep pets away from the pool and hot tub.
• Never leave pets unattended unless crated (crates provided in each property).
• Pay for any pet-related damage.

Pool, Hot Tub & Recreational Amenities

• Use of the pool, hot tub, dock, lake access, fire pit, decks, stairs, and all recreational amenities is entirely at Guest's own risk.
• Children must be supervised at all times.
• Owner assumes no responsibility for accidents or injuries resulting from improper use.

Dock & Lake Access

• Guests acknowledge that swimming, boating, fishing, kayaking, and use of the dock involve inherent risks.
• Guests use all waterfront amenities at their own risk.
• Children must be supervised near the water.

Fire Pit

Guests agree to:

• Never leave a fire unattended.
• Fully extinguish all fires before leaving.
• Observe all local burn restrictions.

Parking

• Please park only in designated parking areas.
• Do not park on lawns or neighboring properties.
• RVs, campers, trailers, and boats require prior approval.

Cleaning

Please leave the property in reasonable condition.

Normal cleaning is included. Excessive cleaning may result in additional charges.

Before departure, guests agree to:

• Load and start the dishwasher.
• Place trash in designated containers.
• Return furniture to its original location.
• Lock all doors and windows.
• Turn off AC units.
• Ensure the clothes washer is empty.
• Strip the beds used and place the sheets in the hamper in each bedroom. Please leave the hampers in the bedrooms.
• Turn off all bed heaters on the beds used.
• Leave used towels in the bathtubs / showers.
• Turn off the gas grills.

Noise Monitoring

• To help maintain a peaceful environment for guests and neighbors, the property may utilize Minut noise monitoring technology.
• The system does not record conversations or audio.
• It measures only noise levels to help prevent parties and excessive disturbances.

Exterior Security Cameras

• For guest safety and property security, exterior security cameras may be installed around the outside of the property.
• There are no cameras or recording devices inside the home or in private outdoor areas such as hot tubs.

EV Charging

• Where provided, guests may use the designated EV charger only.
• Charging from standard household outlets or extension cords is prohibited unless specifically authorized.

Entry

Owner or authorized representatives may enter the property when reasonably necessary for:

• Emergency repairs
• Safety concerns
• Required maintenance
• Compliance with applicable laws

Whenever practical, reasonable notice will be provided.

Liability

Guest acknowledges that use of the property and all amenities is entirely at Guest's own risk.

Owner shall not be liable for:

• Personal injury
• Illness
• Theft
• Loss of personal property
• Utility interruptions
• Internet outages
• Weather-related events
• Circumstances beyond Owner's reasonable control

Force Majeure

Owner shall not be responsible for cancellations or interruptions resulting from:

• Severe weather
• Natural disasters
• Government actions
• Road closures
• Utility failures
• Internet outages
• Other events beyond Owner's control

Travel Insurance

Guests are strongly encouraged to purchase travel insurance to protect against cancellations, illness, weather events, or other unforeseen circumstances.

Agreement

By completing this reservation, submitting online check-in, or entering the property, Guest acknowledges that they have read, understood, and agree to comply with this Rental Agreement.
